Be prepared before you dive into the wonderful benefits of homeownership. These are the steps you need to follow in order to get the most from CalHFA’s loan programs.

Los Angeles First Time Home Buyer Program - CalHFA - Your Steps to Ownership

Read about CalHFA’s financial options and eligibility criteria.

A majority of people borrow the large sum they need to purchase a property. This type is known as a mortgage loan. A junior loan is a mortgage loan that helps with closing costs and down payment.

CalHFA offers first- and junior loan options to low to moderate-income families. This includes low to zero interest down payment assistance loans. CalHFA cannot accept loan application directly. CalHFA approves Lenders to help you qualify for a home mortgage. To apply, you'll need to contact one of our Preferred Lenders or approved Lenders. (See Step 2). To find out more about CalHFA mortgage loan programs, click the " Programs" tab.

  1. It's also worth looking at our income limitations and other eligibility criteria. Our Eligibility Calculator is another option to find out which programs you are eligible for.

Check with your local housing agencies and authorities to find out about other financing options.

Contact a CalHFA Preferred loan Officer to get prequalified for a loan amount.

You will need to find out if your CalHFA home loan is available to you. Next, speak with a loan officer and get prequalified to see if you're eligible. To help you determine your financial standing before you contact one Preferred Loan Officer, you may also use a Prequalification Calculator. To contact a local loan officer, click on " Search for a Loan Office".

Take a course on homebuying if you're a new homebuyer.

Pre-qualified homebuyers must complete a homebuyer training course if they are first time homebuyers. This education will help to you understand the responsibilities of homeownership. CalHFA requires that your loan officer produce your certificate proving completion from one the following entities to qualify for a home loan.

  • IN-PERSON : Face-to–face Homebuyer Education through NeighborhoodWorks America, or any HUD–Approved Housing Counseling agency
    (Fees: vary by agency)
