A majority of people borrow the large sum they need to purchase a property. This type is known as a mortgage loan. A junior loan is a mortgage loan that helps with closing costs and down payment.
CalHFA offers first- and junior loan options to low to moderate-income families. This includes low to zero interest down payment assistance loans. CalHFA cannot accept loan application directly. CalHFA approves Lenders to help you qualify for a home mortgage. To apply, you'll need to contact one of our Preferred Lenders or approved Lenders. (See Step 2). Contact a CalHFA Preferred loan Officer to get prequalified for a loan amount.
You will need to find out if your CalHFA home loan is available to you. Next, speak with a loan officer and get prequalified to see if you're eligible. To help you determine your financial standing before you contact one Preferred Loan Officer, you may also use a Prequalification Calculator. Take a course on homebuying if you're a new homebuyer.
Pre-qualified homebuyers must complete a homebuyer training course if they are first time homebuyers. This education will help to you understand the responsibilities of homeownership. CalHFA requires that your loan officer produce your certificate proving completion from one the following entities to qualify for a home loan.

There are different requirements for credit score. But the minimum score depends on what program you choose. A Prefer Loan Officer will evaluate your financial situation, and then tell you the minimum score required to be approved. - What programs are available to you?
CalHFA offers various first mortgage assistance programs. The Loan Programs tab provides details about all of these programs. - What is your interest rate?
The financial status of your borrower, the lender fees and other factors will impact how much interest you receive. Interest rates can change frequently. We recommend that loan officers get an accurate rate quote.
- What are the income limit?
Income limits are different depending on where the property is purchased and what program it is. For information about your local income limits, you should review each Program Description. You will find information about income limits in each Program Description. - CalHFA has sales price limits for the home that I am interested in buying.
