California homebuyers often face the most difficult hurdle: down payment assistance. GSFA Homebuyer Assistance is meant to help borrowers close the affordability gap and make it possible for them to purchase sooner than expected.

Highlights from the Program(1)

• You can get up to 5.5% off your first mortgage loan amount as a down payment or closing cost assistance.
• You don't have to buy your first home to qualify for the Homebuyer program.
• FICO Score requirements as low at 640
• Eligible are single-family homes with 1-4 units, condominiums, and townhomes.
• A variety of mortgage loan options are available (FHA/VA, USDA, Conventional Mortgage Loans).
• Available to County employees within 37 Counties ( Member Counties).

Do I have to repay the assistance?

The deferred Second Mortgage is the primary aid for GSFA Member County 'Assist to Own'. It is sized at 3.5% on the First Mortgage loan amount. It comes with a zero percent interest, meaning that the Second Mortgage is free from interest and monthly payments. When the First Mortgage is sold or refinanced, the Second Mortgage must be paid.

Additional closing cost and down payment assistance can be obtained in the form a gift, up to 2.2% of the First Mortgage Loan amounts, for a total 5.5% down payment assistance.

Who is eligible to apply?

Borrowers must be employed in one GSFA Member County and have a California primary residence.
